What does a pre-purchase building inspection include?

A full visual inspection of the property, including interior, exterior, top of the roof and gutters, roof space (if accessible), subfloor, moisture issues, drainage, and any safety hazards. You’ll also receive a written report with videos, photos and recommendations.

How long does an inspection take?
Most inspections take 1.5–2.5 hours, depending on the size, age and accessibility of the property.
How quickly will I receive my report?
You’ll receive a same-day summary, with your full written report delivered within 24 hours.
Do I need to be there during the inspection?
No — you’re welcome to attend, but it isn’t required. If you can’t make it, Zac will provide a detailed report and a follow-up call to walk you through the findings.
Do you go onto the roof?
If the roof is safe and accessible, yes. If not, the roof exterior is assessed from the ground with ladders, binoculars or camera zoom.
Do you check the subfloor?
Yes — where accessible. Some homes may have restricted or unsafe access, which Zac will note in the report.
Do you check for pests or termites?
Zac visually checks for signs of timber damage, moisture issues or structural deterioration. A separate timber pest inspection can be arranged if required.
What if the inspection finds serious issues?
Zac will clearly outline the issue, potential cost implications, and recommended next steps. You can use this information to renegotiate, decide against the purchase or plan repairs.
